The Ascott Limited has announced the signing of a 120-unit Oakwood-branded project in Tirupati, Andhra Pradesh, in partnership with KBR Homes India Private Limited. The development is set to elevate the city’s hospitality offering, bringing premium serviced living to one of India’s most culturally significant and fast-growing destinations.

Home to the iconic Sri Venkateswara Temple, which attracts over 24 million visitors annually, Tirupati is not only a major religious hub but also an emerging  real estate and industrial hotspot with upcoming business parks and industrial zones, the city is witnessing a diversification of its economy.

This new Oakwood development will be ideally positioned to serve the needs of both pilgrimage travelers and business guests, offering access to an international-standard hospitality product in the heart of the city. The property will feature 120 modern units, all-day dining, Oakbar, a swimming pool, and a fully equipped fitness centre—designed to cater to a range of lifestyle and stay preferences.

The project is being developed by KBR Homes India Private Limited, a subsidiary of KBR Infratech, a Bangalore-based company with over 30 years of expertise in civil infrastructure across commercial, residential, and institutional sectors.

Marking the announcement, Hoshang Garivala, Country General Manager, The Ascott Limited, commented: “Tirupati is a truly unique market, where spirituality meets rising urban growth. We’re excited to introduce Oakwood’s trusted hospitality in this iconic destination through our partnership with KBR Homes. The project will offer guests a premium and comfortable experience, while also supporting the city’s evolving hospitality and business landscape.”

K Baburaju, Managing Director of KBR Infratech, added: “We are proud to join hands with Ascott in bringing the Oakwood brand to Tirupati. With our shared commitment to quality and excellence, this partnership is a natural fit. The property will set new standards in hospitality for the city and reflect the strengths of both our organizations.”

With this new signing, Ascott reinforces its strategic expansion into both India’s metropolitan and spiritual hubs, addressing the growing demand for branded, reliable, and upscale accommodations in tier-2 cities.
